Forecast of future housing needs of the Öresund region
The forecast for the Danish part of the Öresund region based on the former Danish Ministry of Housing’s definition of the expected deficit of the need for housing (published by the Danish Building Research Institute). The expected deficit informs how many dwellings will be lacking in relation to the numbers of new families in the population. The current forecast is only based on the relation between the number of families and the number of dwellings. Estimations in the number of future families are taken from the population forecast of Statistics Denmark.
As for Öresund SE, the future need for housing has been estimated on an assumption that the expected increase of households is in proportion with the increase in the number of persons aged 16 - 84.
Housing calculations
Housing only includes dwellings that are used for year-round living, and does not include student
housing, residential homes, holiday homes, etc. The housing figures for the Danish part of the region include all dwellings regardless of whether they are occupied or not, which also applies to the Swedish figures that are based on an update of the Population and Housing Census from 1990, FoB90.
Different forms of ownership in the two countries make it difficult to compare the ownership structure of Öresund. In Denmark, andelsboliger (cooperative housing) in private andelsboligforeninger (housing associations) is seen as rented housing, while ejerlejligheder (condominiums) are seen as owned dwellings (regardless if they are rented or not). In Sweden, apartments with tenancy rights (hyresrätter) are regarded as rented dwellings, while tenant-owned apartments (bostadsrätter) are regarded as owned dwellings.
The supply of dwellings includes housing construction presented as the net growth of the housing stock and not that which has been reported as conducted housing construction. This is because changes in the housing stock capture demolitions and conversions. At the same time the presented stock does not include any preliminary information.
The Danish information on the distribution of housing structure and the number of rooms is based only on dwellings that are occupied.
